Home Value · Winter Park
What's your home worth?
That is the question every seller starts with, and the honest answer comes from your street, your lot, and your finishes, not from a neighborhood average. Here is how I figure out a real value, and how you can get a personal read on yours this week.
Why the average is not the answer
Online estimates give you a starting point, and that is all they are. Two homes on the same Winter Park street can differ by hundreds of thousands of dollars because of the lot, the water, the renovation history, and the finish quality. A real value is built from actual sales close to you, adjusted by hand for the differences that matter.
What the range looks like here
Winter Park homes typically run from about $500K to $2.5M and up, with the emphasis on luxury and properties over $1M. Where your home lands inside that range comes down to the block, the water, and what has been done to the house since it was built.
What I actually do
I walk the recent sales on your block and nearby, adjust for lots, square footage, water, and finishes, and show you the reasoning behind the number. You will understand the value, not just hear it. Sellers tell me this walk-through alone is worth the conversation, whether they list today or next year.
No pressure, no pitch
A value conversation is useful even if you are not ready to sell. You might be deciding whether to renovate or move, sell now or wait, or simply want to know where you stand. My job is to give you a real read and let you decide what comes next.
