How to price a luxury home when there are no good comparables

How do you price a home when there are almost no comparable sales? This is the question behind more luxury listings than people realize, and it is where generic market data stops being useful. Why few comparables is normal at the top
Luxury homes sell infrequently, which means the neighborhood average tells you almost nothing about a specific estate. Zip level medians are built from ordinary sales, and a $3M home on the lakes simply does not move with the town's median. The first step in pricing luxury is refusing to treat averages as evidence about your property.

What a luxury price is really based on
A defensible luxury price rests on four things: the lot and its location within the street, the quality and recency of the finishes, the condition and systems of the home, and the story the property tells.
