Right sizing: what comes after the kids leave?
By Melissa Johnson · · Winter Park, Florida
When the kids are gone, the house that felt exactly right for twenty years can start to feel like it belongs to a family that no longer lives there daily. Right sizing is the word I use because it is not simply downsizing. It is about matching a home to the life you are actually living now, and the life you want next.
01 Part One
Right sizing is not just less square footage
A smaller home is not automatically a better one. Right sizing means asking what the next chapter needs: fewer stairs, a better layout for guests, a lock and leave lifestyle for travel, a place closer to grandchildren or friends, or a home that costs less to run so your money goes further. For some clients that means a condo on the lakes; for others it means a tightly maintained house on a quiet street.
02 Part Two
What to do with the family home
The family home usually holds two generations of memories in the same rooms, and that is exactly why the decision feels so heavy. We walk through the options together: sell now while the market rewards your timing, hold and rent for income, renovate for the next era, or move and pass the property along. Each path has real tradeoffs, and I help you see them clearly instead of through nostalgia.
03 Part Three
The math of a next chapter
Equity from a well timed sale can reshape retirement, travel, or the freedom to help your family in ways that matter. Florida has no state income tax, and the cost picture here can be very different from what you are used to, which makes a careful look at the numbers worthwhile. I bring realistic, street level analysis of what your home is worth, what the next home costs, and what the gap between them means for you.
04 Part Four
How the process feels when it is done well
Clients tell me the best part of working together is that nothing gets rushed. We take the time to visit neighborhoods, think through which costs are optional, and only then talk about listings. By the time we sell, the decision is settled, and the move feels like relief rather than loss. That is the standard I hold for every client, whatever their age or stage.
